The inspection covers every gas appliance, fitting and flue in the property that your landlord obligations extend to: the boiler, any gas fire, hob or gas water heater. Each is checked for safe operation, correct ventilation, and satisfactory condition. You get a certificate confirming the outcome, which you're required to give a copy of to your tenants within 28 days.

Yes. Landlords in England and Wales are legally required to have every gas appliance in a rented property checked annually by a Gas Safe registered engineer, and to give tenants a copy of the current certificate.

How long is a Landlord Gas Safety Certificate valid for?

Twelve months from the date of inspection. The next check can be carried out up to two months before the current certificate expires without losing any time from the original renewal date.

What happens if I don't have a valid certificate?

Letting a property without a current, valid Gas Safety Certificate is a breach of your legal obligations as a landlord, and can affect your ability to serve certain eviction notices. Keeping the certificate current avoids that risk entirely.
